Happy Tuesday, Waterloo Region!
The Rangers are Memorial Cup champions. After the spring we just had, this region earned a win like that, and watching it land in the same week the patios filled up and the splash pads opened feels about right. Summer arrived all at once.
Quick reminder for parents while you're enjoying the sun: summer camps are filling up fast. If you've been meaning to lock something in, this is the week.

💧 Water Conservation Bylaw now in effect (May 31 – September 30).
Here is your watering schedule:
Lawn watering is weekdays only, assigned by the last digit of your address: 0-1 Monday, 2-3 Tuesday, 4-5 Wednesday, 6-7 Thursday, 8-9 Friday
Garden and small outdoor watering is every second day: odd address numbers on odd calendar days, even on even days
All watering must happen between 5:30–10:00 a.m. and/or 7:00–11:00 p.m. only
Seeding, sodding? A temporary permit is required for extra watering days. The Region recommends waiting until fall or next spring.

💰 Region invests $170,000 in water conservation programs.
Why it matters: The Region approved new spending at a May 29 special council meeting aimed at reducing overall demand on the water system, which is directly tied to the Mannheim capacity constraint. The investment includes $100,000 for the WET Multi-Residential Property Program, which audits apartment and condo buildings and saves water equivalent to roughly 24 homes per project. Staff are also recommending a review of the bylaw to explore graduated restrictions before an outright ban, and a further $400,000 from the 2027 budget is being sought for expanded efforts. "Expanding proven programs to increase participation will ensure we can support more residents and businesses and make the most of our existing resources," said Regional Chair Karen Redman.
🧒 Modular childcare advancing at two Kitchener schools. The Region and the Waterloo Region District School Board are moving ahead with modular childcare buildings at two WRDSB school sites in Kitchener. This initiative adds 176 new child care spaces in priority neighbourhoods. Buildings are expected to open by end of 2026. Details.

Development News
👥 Population growth nearly stalled in 2025. A new Region of Waterloo report shows the population grew by just 90 people in 2025, reaching 678,270 by year-end. That is down a lot from the record-breaking growth of 2021 to 2023, when the Region added nearly 28,500 residents in 2023 alone.

Table 1 — Average Sold Price by City (All Property Types, March 2026)
Waterloo Region Real Estate Numbers That Matter

What the numbers tell us. The two tables above give you two different lenses on the same market. The city-by-city table at the top shows where prices and activity differ across Kitchener, Waterloo, Cambridge and Waterloo Region as a whole. The property type breakdown below that shows why what you buy matters just as much as where you buy it.
The $441,180 gap between the average single family home ($868,013) and the average condo ($426,833) is the clearest illustration of that. For buyers priced out of the detached market, condos and townhouses are doing a lot of work in this Region, and both sit well below the all-types average of $755,821. Semi-detached homes land in the middle at $612,762, often the sweet spot for buyers who want more space than a condo without the full cost of a detached.
Prices are softer across every category compared to last April, with condos seeing the steepest year-over-year drop at 9.8%. That reflects both rising inventory in the condo segment and broader caution from buyers navigating an uncertain economic backdrop. For buyers with flexibility on property type, this is a more negotiable market than the Region has seen in a few years.
Next Bank of Canada rate announcement: Wednesday, June 10, 2026.
🏡 Home Tip of the Week
Check your window air conditioner or central AC filter before you need it most. A dirty filter forces the unit to work harder, raises your hydro bill, and can reduce indoor air quality on the hottest days. Especially for the window units. Most filters can be rinsed, dried, and reinstalled in under 15 minutes. For your central AC units, clear any debris or vegetation from around the outdoor condenser unit so it has proper airflow. A small effort now saves a service call in August.
